Most of our business is Calgary inner-city. Between us we have sold dozens of acreages, and we both hold the Certified Rural Home Specialist designation. This page is the rural sister of our land page. That one is inner-city lots and assemblies. This one is country residential near the city.

What counts as an acreage near Calgary
The files we work are usually a home on 2 to 10 acres in Rocky View County or Foothills County. Residence first, land around it. Agricultural parcels are different: larger, zoned for farming, sometimes with a crop lease or livestock. Zoning changes the lending, the taxes, and what the contract has to cover, so it is the first thing we sort out.
Where we actually work
Bearspaw. Northwest of the city. Two-to-four-acre treed lots, established estates, a short run to Crowfoot, University District, or Stoney Trail. Well yields change pocket to pocket. Water is question one.
Springbank. West of the city. Mountain views, larger estates, and the school draw: Edge, Webber, Rundle College, CFIS. 11 Gracewood View is the pattern – a renovated home on 2.05 acres that lives like a city estate with land around it.
De Winton / Foothills. South of the city. Rolling land, big views, the fastest acreage commute into south Calgary. 218026 72 Street E this year: just under 6 acres, walkout bungalow, 3,000 sq ft heated shop, pastures, stocked pond.

Rocky View also wraps north and east, Cochrane sits on its western edge, and Foothills runs toward Okotoks. We take those files when they fit. Bearspaw, Springbank, and De Winton are the corridors we know.
Heritage Pointe is the in-between
Heritage Pointe is estate-size lots and estate-size homes with city services: piped water, sewer, electricity. No well. No septic. You keep some of the space without taking on the country residential systems, and for a lot of buyers that turns out to be the right call.
Commute math
Off-peak to downtown, roughly: Bearspaw, 25 to 30 minutes. Springbank, about 30, closer to 20 to the west side. De Winton, 30 to 35, about 20 to south Calgary. Test the drive at your actual hour, and budget extra in winter, because rural roads see the plow last.
The part city buyers miss
The yard is the job. Not every road is cleared. You want a tractor or a quad with a blade, and a real mower. Acreage maintenance has to be part of the week, not an afterthought after years on a postcard lot in the inner city.
Ask the kids, especially if they are older. We had a family leave the west end for Bragg Creek. Both children hated the 20 to 30 minute drive from friends. A few years later the parents sold and moved back. We ask that question before anyone writes an offer.
Schools and catchments
Rural addresses run through Rocky View Schools in the north and west and Foothills School Division in the south, plus the private draw in Springbank: Edge, Webber, Rundle College, CFIS. Catchments and bus routes are address-specific and they change, so we confirm both for the exact parcel before you write. If school is the reason you are moving, tell us first, because it narrows the map faster than anything else.
Horses, livestock, and pets
What you can keep depends on the county land use bylaw, your parcel’s district and size, and sometimes a subdivision covenant on top. Agricultural districts are permissive. Country residential districts set limits, and Rocky View and Foothills do not read the same. Horses are usually workable on larger parcels, hobby livestock varies, and dogs fall under each county’s animal control bylaw. Before you write an offer around animals, we pull the bylaw and any covenant for that exact parcel. We would rather spend five minutes reading than have you get a letter from the county.

Wells, septic, and the paperwork
The well. Flow and potability, both, before conditions come off. Flow is gallons per minute. The Wheatland County file this year ran 10 GPM. At the low end you are planning cisterns and trucked water.
The septic. Tank, field, or mound. Inspection and pump-out records. A failed field is a five-figure fix. We price for it or write conditions around it rather than guess.
The RPR. Real property reports matter more out here. Outbuildings, fences, easements, and rights-of-way all show up on the drawing. Any one of them can stall a closing. On a listing, the RPR is ordered early, not the week before possession.
Country residential contracts carry their own well and septic schedules. That is the ground the designation covers.
Where we stop
Past about 60 minutes from the city, we look at the file and often refer it. Cattle, large farm equipment, a working quarter – that is a farm broker’s file, not ours.
Three we sold this year
- Springbank – 2.05 acres in Gracewood Estates, listed at $1.8M.
- De Winton – almost 6 acres, listed at $1.7M, shop and pond.
- Wheatland County – 34.5 acres near Strathmore, listed at $975K, 20 acres leased to an organic wheat farmer. Agricultural zoning. That changed financing from day one, and it is not the typical 2-to-10-acre product.

No price band on this page. Two parcels a kilometre apart can differ by a million dollars. A real evaluation of one property beats a made-up range.
How we list an acreage
Before we walk the property we want current well and septic reports and last service dates, a current RPR, updates, and a list of what stays: outbuildings, tractors, equipment, inclusions. Those documents change the price and the buyer pool.

What is an acreage, exactly?
Around Calgary it means a country residential parcel, usually 2 to 10 acres with a home on it. Bigger than that, or with farming in the mix, you are into agricultural land, which is a different purchase.
What size do you usually sell?
Mostly 2 to 10 acres in Bearspaw, Springbank, and De Winton. Larger parcels come up. They are not the default.
How much does an acreage cost near Calgary?
There is no honest average. Our three sales this year listed from $975K to $1.8M, and two parcels a kilometre apart can differ by a million dollars. That is why we do evaluations, not price bands.
Do I need a well and septic?
On a true acreage, yes. Heritage Pointe is the nearby exception.
How many horses can I keep on an acreage?
It depends on the county land use bylaw, your parcel’s district and size, and any subdivision covenant. We pull all three before you write an offer around animals.
Can you subdivide an acreage?
Sometimes. It is a county approval, and it is more realistic on agricultural parcels than country residential ones. The Wheatland property we sold this year had subdivision potential, and it was priced with that in mind.
