The Calgary market right now (June 2026)

Calgary is a balanced market overall, with one clear exception we cover below.

  • Benchmark price: $572,500, up slightly on the month, about 2% below last year
  • Sales: 2,197, roughly 4% below June 2025 and just under the long-term average
  • Sales-to-new-listings ratio: 56%
  • Months of supply: just over 3 months

Those are textbook balanced conditions, which usually means steadier prices and less pressure on both sides.

What this means if you are selling

Balanced does not mean slow. It means pricing and presentation decide your result. Homes priced to the current data are still selling in reasonable time. By home type

  • Detached: benchmark $750,500, up on the month, about 1% below last year. Sales in line with the year before. The steadiest part of the market.
  • Semi-detached: benchmark $694,600, essentially flat year over year, with about 2.5 months of supply. Tighter supply keeps prices supported.
  • Row and townhomes: benchmark $424,100, close to balanced with supply near 3.5 months. Steady, with more selection than the detached market.
  • Apartment condos: benchmark $299,000, down on the month and nearly 9% below last year. Inventory around 2,076 units, about 24% above normal, which is roughly 5 months of supply. This is a buyer’s market. There is room to negotiate if you are buying an entry-level or investment unit, and pricing sharply is not optional if you are selling one.

The surrounding areas

Just outside the city, prices are holding within a couple of percent of last year. Airdrie’s benchmark is $516,900, Cochrane’s is $580,200, and Okotoks sits at $618,600. Okotoks in particular is tight, with strong demand relative to new listings. We know these markets well if a move outside the city core is on your mind.
