Our read on August.

August is always a sleepy month in Calgary real estate. This one was sleepier than most, and that turned out to be good news.

Sales were down 16 per cent from last August, which sounds alarming until you see that new listings fell almost as hard. Buyers took a break. So did sellers. Nobody was forced to chase anybody, and the benchmark barely moved: $569,800, down just 1.08 per cent from a year ago, the closest we have been to last year’s prices since this slide started (CREB, as of August 2026).

Meanwhile the inner city quietly crossed a milestone. The typical detached sale here is now a million-dollar sale: median $1,010,000, gone in 22 days at 95.8 per cent of asking (MLS sales data via Pillar 9, August 2026). Semi-detached was right behind at $930,000. Condos live in a different market entirely. A median of 44 days, 93.3 per cent of asking, and shelves that are still full. Condos were 39 per cent of August sales but 56 per cent of everything still listed.

The number we keep coming back to: inner-city detached is up 2.24 per cent on the year, at $995,700. In July it was the only district in the green. In August, west Calgary joined it, up 2.78 per cent (CREB, as of August 2026). When strength starts spreading instead of shrinking, we pay attention.

So what do you do with all this? Selling a detached or semi in the inner city, price it fairly and you will be gone in three weeks. Selling a condo, sharpen your pencil, because your buyer has 780 other doors to look at. Buying a condo? Take your time. For once, the market will wait for you.

The longer view is more useful than any single month. Calgary’s benchmark bottomed at $554,400 in January 2026 and has held between $569,000 and $573,000 since May (CREB, as of August 2026).

The year over year gap was 4.71 per cent in January. It is 1.08 per cent now. At this pace, it is a rounding error by Christmas.
