Altadore vs. Marda Loop: Where the Commercial Strip Ends and Residential Luxury Begins

People often use “Marda Loop” and “Altadore” interchangeably, but they are actually two distinct areas that blend together:

• Marda Loop (The Commercial Heart): This is the busy, high-density business improvement zone running along 33rd and 34th Avenues SW. It features modern multifamily developments, local boutiques, and some of the city’s best dining. Some of this commercial strip lands in Altadore, while the north side of 33rd Avenue crosses over into South Calgary.
• Altadore (The Residential Grid): Spreading south from 34th Avenue, Altadore turns into a beautiful, family-friendly neighbourhood characterized by massive mature trees, historic lots, and premium modern homes.

The Active SW Lifestyle: Morning Coffee & Cliffside River Park Walks

Altadore is a community that lives outdoors. On any given weekend, you will find the neighbourhood alive with a distinct community energy.

• The Morning Ritual: Head over to Neighbour Coffee (NHBR) on 16th Street SW. Grab one of their fantastic breakfast tostadas and claim a spot on their gorgeous, tiered patio. If you’re closer to 34th, Monogram Coffee is another local staple always packed with strollers, dogs, and friendly neighbourhood faces.
• The River Park Loop: Grab your coffee to go and head over to River Park on 14A Street. This massive, cliffside off-leash dog park is a city-wide destination. The multi-million dollar homes lining 14A enjoy uninterrupted, panoramic views of the downtown skyline and the Elbow River valley below. It takes our team pup, Finley, about 45 minutes to complete the full scenic loop down toward Sandy Beach and back up.

While most of Altadore is zoned RC2 (which paved the way for the neighbourhood’s famous modern semi-detached and duplex infill boom), there is a quiet, preserved pocket of the community.

• The R1 Estate Pocket: Tucked quietly between 16th Street and 14A Street SW, you’ll find an area zoned strictly for single-family homes (R1).
• The Estate Lifestyle on 15th Street SW: Because semi-detached duplexes and multifamily buildings are completely prohibited in this zone, 15th Street has become home to some of the largest luxury estate properties in Altadore, framed by a gorgeous canopy of massive, old-growth trees.
• The Density Shift: Conversely, the closer you get to the Marda Loop commercial core, the more density you will see. The blocks along 35th and 36th Avenue feature a diverse mix of townhomes and apartment buildings, blending new-school architecture with mid-century classics.

A massive draw for families moving to Altadore is the access to private education right inside the neighbourhood:

The legendary insider hack: Village’s ultra-popular, once-a-year seasonal flavour is “Everything Mark Loves”, and it is absolutely worth buying a pint. If the line is wrapped around the block, don’t sweat it, almost everyone is waiting for cones. If you are just buying a take-out pint, walk straight up to the till, grab your pint, and walk right out. It is the ultimate neighbourhood time-saver.

What’s the difference between Altadore and Marda Loop?

They blend together, but they’re two different things. Marda Loop is the commercial strip along 33rd and 34th Avenue SW, shops, restaurants, and newer multifamily. Altadore is the residential neighbourhood south of 34th, with big mature trees, older lots, and a lot of newer infill. Part of the Marda Loop strip actually sits in Altadore; the north side of 33rd crosses into South Calgary.

How is Altadore zoned, and why does it matter for buyers?

Most of Altadore is RC2, which is what opened the door to all the semi-detached and duplex infills. But there’s a quiet, protected single-family (R1) pocket between 16th Street and 14A Street SW. Because duplexes and multifamily aren’t allowed there, 15th Street SW has some of the largest luxury estate homes in the community. Closer to the Marda Loop core, along 35th and 36th Avenue, you’ll see more townhomes and apartments.
