Every home and client is unique, so we build a customized marketing plan for each listing. The framework below never changes. No guesswork. No missed details.
Phase 1: Preparation and positioning
The groundwork that makes everything else work – done before your home ever hits the market.
It starts with a market evaluation: recent sales, your active competition, and where your home fits. From there we set the pricing strategy together. Price is the biggest lever in your sale. Showing activity peaks in the first two weeks of a listing, and homes that sell in that window sell closest to list price – so the goal is a price that creates week-one demand. Then preparation: we review your land title and Real Property Report early (an updated RPR can take weeks, and starting now prevents closing delays), complete the listing agreements, run a home staging consultation, and book professional photography and iGuide measurements. Sign ordered, lockbox installed. Selling a condo or townhouse? We order your condo documents right away, so a slow document package never eats into a buyer’s condition period.
Timing: one to two weeks
Phase 2: Launch with maximum exposure
We go live in a way that creates momentum from day one. Marketing collateral finalized, the listing reviewed and approved by you, showing service activated. Then your home goes live on MLS and syndicates to Realtor.ca and thousands of realtor sites, supported by a social media campaign to our network.
Week one is when every serious buyer with a search alert gets notified. Our job is to make sure none of them miss your home.
Timing: launch week
Phase 3: Showings and feedback
Showings book through our integrated system, often on short notice – keeping the home show-ready matters. After every showing we collect structured feedback and turn it into information you can act on. We also monitor the market the whole time you are listed: new competition, price changes, and sold data. If the market moves, you will know, and we adjust together.

Phase 4: Offers and negotiation
This is where experience pays for itself. We review every offer with you in full – price, deposit, conditions, inclusions, and possession date all matter, and the highest number is not always the strongest offer. Once terms are agreed and signed, your home is conditionally sold. The buyer’s deposit is secured in trust, and the buyer typically has 7 to 14 days to satisfy conditions: financing, property inspection, and condo document review where applicable.
Timing: a few hours to a few days of negotiation, then a 7 to 14 day condition period
Phase 5: Firm sale to possession day
When the buyer’s condition waivers arrive, your home is sold. From there we manage the transition. Any negotiated terms or repairs are addressed. We introduce you to your lawyer with the complete sale document package – you sign about one to two weeks before possession. We connect you with movers, junk removal, and trades or a move-out clean as needed.
The buyer does a pre-possession walkthrough, we consolidate keys, garage remotes, and fobs, and on possession day we coordinate with the lawyers so funds transfer and keys release smoothly – usually around noon. We check in after possession too. The relationship does not end at sold.
Timing: two to six weeks, depending on the possession date you negotiate
What does it cost to sell a home in Calgary?
Real estate commission. Discussed openly at your evaluation – you will know the exact number, in writing, before you sign anything.
Legal fees. Roughly $1,200 to $1,500.
Mortgage payout penalty. If you are breaking your mortgage early, ask your lender for the payout figure before you list. It varies widely, and sometimes there are ways around it.
Real Property Report. If yours is outdated or missing, an updated RPR with compliance runs several hundred dollars. We flag this in Phase 1 so it never becomes a closing-day surprise.
