Southwest Calgary is not one market. It runs from century-old estates ten minutes from downtown to brand-new suburbs past the ring road, and the right choice depends entirely on which of those you’re actually shopping.
The inner-city southwest: where we do most of our work
Killarney, Glenbrook and Rutland Park. The widest price spread in the inner city. Over the past year, condos sold from $188K, townhouses mostly $254K to $649K, and detached homes mostly $633K to $1.3M, with new infill semis often outpricing older detached stock. Altadore and Marda Loop. The family end of the inner-city southwest: top schools, River Park and Sandy Beach, and a walkable commercial heart. Detached homes mostly sold between $800K and $2.23M this past year, with condos from $243K. The trade-off is a rising price of entry and Marda Loop’s construction growing pains – our guide gives the honest read.
Elbow Park and Upper Mount Royal. The top of Calgary’s luxury market and a detached market, full stop: homes mostly sold between $1.45M and $4.35M over the past year, with a median of $2.44M. The established southwest
Lakeview, Pump Hill, Palliser, Oakridge, Canyon Meadows, Woodlands and Woodbine make up the next ring out: mature communities from the 1960s through 1980s wrapped around the Glenmore Reservoir and Fish Creek Park, where Calgarians sail, paddleboard and bike all summer. Bigger lots, quieter streets, and generally more house for the money than the inner city. The far southwest
Shawnessy, Somerset, Evergreen, Bridlewood and the newer communities past the ring road are established suburbs with their own logic: newer homes, more space, longer commutes. We won’t pretend to be the listing feed for every suburb in the quadrant. When a client’s search points there, we work it the same way we work everywhere – but our depth is closest to the core.
