Avenue Magazine’s Top Calgary Neighbourhoods (& Our Personal Favourites)

Avenue Calgary recently published their guide to Calgary’s best neighbourhoods (out of a whopping 197 of them). They pulled together a panel of judges to assess each one, which resulted in 13 category winners. Neighbourhoods like Kensington, Varsity, The University District, Lake Bonavista, Charleswood and Cliff Bungalow made the list. To make it easy, we’ve included the article here! Art’s Favourite Neighbourhood: Heritage Pointe

He might be biased, but Heritage Pointe is an amazing newer lake community with all the best offerings, including a golf course, walking paths, newer homes and a lake (of course)! Art recently bought a house in the community, and he’s loving it. If you haven’t had a chance to visit, it might be worth coming down to see us at our Pumpkin Giveaway on Saturday, October 22, 2022 from 10am to 2pm. Would love to see you there. 🎃

Josh’s Favourite Neighbourhood(s): Elbow Park, Ramsay, Cliff Bungalow

Out of all 197, he puts Elbow Park, Ramsay and Cliff Bungalow at the top of his list. Why? The prices, walkability and proximity to downtown are pretty hard to beat. There are also mandates in place that prevent industrial buildings from going in too close to residential ones in these areas, which really makes them feel a bit different than a lot of others in the city. Cliff Bungalow is wonderful (as recognized by Avenue, too) because it shares the same benefits as Mission but is slightly more quiet.

Our favourite part of the moving process through Two Small Men is the Move Concierge. They ask all about things like bicycles, fragile art, area rugs, storage lockers and supply needs. Need some boxes or tape? These can be delivered to your house. It just makes moving that much easier. How to Combat Buyer’s Fatigue

It’s been a whirlwind lately with the way the market is moving due to low inventory and high demand. Fast sales and multiple offers are happening at pretty much every single price point, meaning many buyers are experiencing buyer’s fatigue as they search for their dream home. Purchasing a home, regardless of if it’s your very first time or if you’re a seasoned home buyer can be really stressful – we get it.

We’ve been in the industry for some time now, and have a few tips that we hope will help you in your home buying journey, especially when it comes to buyer’s fatigue:

  1. Go in with a play to win mentality ✨
  2. Save your energy and only view the strongest matches that align with your values, needs and wants. ⚡️ There’s no point in seeing something that doesn’t check your “must have” boxes. This includes no maybes!
  3. Review each listing thoroughly so you’re efficiently utilizing your time on homes you love ????
  4. Make sure you check the location to save time and energy ????
  5. Google Street View some listings – this really helps to get a feel for the area! If you look at multiple years, then you’re able to see what the home looks like in all seasons. ????
  6. Take a virtual walkthrough, if possible ????????
  7. Make sure you write a well-crafted offer (price is important, but not always the only deciding factor!) ????
