How to Sell a Rental: Our Tips

Listing a rental property is different than listing your own home, mostly because it involves the normal parties (sellers and the agents), but also the tenants. Over the years, we have gained some useful tips for how to sell a rental, and we want to share them with you so it’s a bit of an easier process for everyone! Read on for the best tips and tricks.

Tenants can sometimes be tricky to deal with when it comes to showings, cleanliness and move out/possession dates. We suggest having your property vacant before listing on MLS! This is the number one tip that we can share because it eliminates a lot of the difficulties along the way. If this is not possible for you, visit the list below.

  1. Make sure to read and understand the Residential Tenancy Act (RTA) and fully understand how to give “proper notice” to your tenant. Once this is complete, give your tenants proper notice as per the RTA, as they do not legally have to leave the home if timelines do not match properly.
  2. Ensure that your tenants are notified of any showings at least 24 hours in advance. More notice is better!
  3. Offer to hire cleaners or reduce the rent for tenants to help get the property clean and ready for showing. A clean and tidy property can make all the difference.
  4. Branching off of the last tip, curb appeal also matters. You’ll have to make sure that landscaping and lawns are maintained with all dog poop, clutter, etc. cleaned up.
